Operational difficulties resulting from shortages in labour markets, post Brexit supply chain issues & concerns over inflation, do not appear to have had a detrimental impact on those market sectors which have performed strongly in recent months.
The general trend of increasing economic/business activity continues & is demonstrated, to varying degrees, through property market sectors.
Commercial markets continue to be polarized & sensitive to trends, sector pressures & the key influences of location.
The casual dining & leisure sectors are in “recovery” mode & early indications suggest that they are becoming more robust. Strong activity continues in the industrial, logistics, health-care & secondary retail sectors, but the traditional high street remains a troubled market, evidenced by lower values reflecting weaker occupational & investor demand.
Office markets vary enormously depending on location, but, in general, occupational activity is increasing, while investor demand remains selective.
Notwithstanding all market trends, investor appetite is keen across all sectors for properties showing an appropriate balance of return to security.
There is momentum in the economy & reasons for optimism, even if tempered by a number of unusual & negative influences. The last quarter of 2021 promises to be a fascinating & active period, but one which is anything but straightforward.
