The rapid “bounce-back” of the economy, with the easing of pandemic restrictions, has resulted in unusual property market conditions with some sectors evidencing a classic stress created by high demand & limited supply.

Against this background many businesses are continuing to take time to consider & confirm forward strategies, including on property assets & investment plans. Nevertheless, overall, opportunities are available & activity is strong.

Commercial markets remain polarised & sensitive to trends, sector pressures & the influences of location.

Difficulties in the traditional high street, casual dining & leisure sectors are still evident, but strong activity continues in the industrial, logistics, health-care & secondary retail sectors.

Notwithstanding all market trends, investor appetite is keen across all sectors for properties showing an appropriate balance of return to security.

How markets react as pandemic measures fall away - including the stamp duty holiday on residential purchases, the furlough scheme & the moratorium on landlord action on tenant rent arrears - is difficult to gauge, but current levels of demand may present an encouraging platform for forward activity
